Project GOAT is the internal construction industry designation for HSBC’s relocation to its new global headquarters at 81 Newgate Street in the City of London.
The £200m+ project will transform an outdated office block into a modern, sustainable office building ahead of HSBC’s planned transition from Canary Wharf in 2027.
The refurbishment covers approximately 556,000 sq ft and has been designed around a strong sustainability strategy, retaining, repurposing and recycling wherever possible. The project has successfully retained 76% of the existing structure, with 95% of waste diverted from landfill.
The scheme is targeting a net zero operational carbon strategy for base build energy consumption, supported by an all-electric building design. It also aims to achieve BREEAM Outstanding, WELL Platinum and WiredScore Platinum ratings.
Project GOAT is a large-scale headquarters refurbishment and fit out involving extensive MEP systems, upgraded infrastructure and integrated testing requirements.
The project combines a major commercial fit out with significant LV and mechanical infrastructure upgrades, creating a technically demanding commissioning environment across electrical, mechanical, security and fire systems.
With more than 1,800 ATPs to manage and issue, alongside heat-load testing, integrated system testing and complex handover requirements, the project requires strong commissioning leadership, structured documentation control and close coordination across multiple workstreams.
Employed by T Clarke, ENVIRO was appointed to provide MEP commissioning management across the project.
The team has taken control across electrical, mechanical, security and fire services, supporting the project through a demanding commissioning and handover programme.
ENVIRO has led the authoring of heat-load test scripts and integrated system testing scripts, while also leading integrated testing activities across key systems.
The team’s approach has focused on maintaining technical control, coordinating testing progression and supporting the wider project team through a complex fit-out and infrastructure upgrade environment.
